DAYS later, when I reached back out to him, he informed me that the bank had accepted another offer. He advised me to resubmit my offer to reflect the appraisal amount, which I did, and promised to get back to me the next day. Not so surprisingly, he coincidentally shared with me that the bank had JUST come back with an appraisal for the property I am interested in. Months later, when I reached out to him, he barely remembered who I am and then when I reminded him of his promises, he said I shouldn't feel bad about his lack of communication because he doesn't call LOTS of other buyers back either! Then he tried to make me empathize with his poor communication by telling me that he took a class in real estate school called "Buyers are Liars" (!) as if I should understand why he didn't call me back since I could have been lying to him all along. I submitted the first signed offer on a home and was assured that he would stay in touch with me to help me look at other homes while I waited on a response from the bank (short sale). If you wish to have a good experience in the process of buying a home, I advise you to STAY FAR AWAY from this man!! His communication with potential buyers is HORRIBLE!! He comes off very personable initially, making all sorts of promises of how he is going to help you find the home of your dreams, then NEVER calls back. I considered him a friend and I thought he was a professional and in addition to making a lot of a lot much money off of me I kept the lot clean and always paid the rent and bills on time so I am totally perplexed about this last-minute change in behavior, I did notice it happened after he collected his commission and I was no longer a needed tenant. Now I have to take him to Small Claims court to get my security deposit back. No reason was ever given for either (the apartment was left in excellent condition), he made a few excuses and then just stopped returning my calls and texts. At the end he suddenly wouldn't let me back in the apartment to get the last box of things I left and he refused to return my $1,800 security deposit. He made his 3% fee on my house purchase (which was well over $300k) and I paid him over $5,400 in rent over six and a half months ($900 per month on a 600 square foot unit). I bought a house through Greg in Philadelphia and we closed on September 1st at which point I moved out of his building in downtown Philadelphia (see photo). Greg Mims was my real estate agent as well as my landlord from February 2022 to September 2022 (I moved to Philadelphia in January 2022) and when you hear what he did to me you can make up your own mind on whether you want to deal with a person like this. ![]()
